Le Roc, a new five-star golf and spa resort set to rival Spain’s La Manga has launched in the heart of the French Riviera, with property for sale to the UK market available through Assetz, a property investment company.

Two world-class golf courses flank the hotel in the centre of the resort, one of eighteen holes and one of nine, which upon completion will make Le Roc an official PGA Tour 27 hole course.

"Golf fanatics have previously been limited to Spain and Portugal when looking for property in exclusive golf resorts, but now for the first time they can look just across the Channel," said Stuart Law, Managing Director of Assetz.

Le Roc offers a rare opportunity for holiday home purchasers and buy-to-let investors to purchase new-build property close to the coast, in an area that is renowned for its strict planning regulations, says Assetz.

The beaches of St Aygulf are only four miles from the development, which is situated just outside the small Provencal French town of Roquebrune-sur-argens.

Due for completion in 2007, Le Roc consists of a world-class five star hotel, extensive leisure facilities including swimming pools, a spa and floodlit tennis courts, two world class golf courses and a total of one hundred and forty-seven private residences.

Designed in keeping with the local Provencal architecture, the properties will range from one, two and three-bedroom apartments, two, three and four-bedroom townhouses with large gardens and three and four-bedroom detached villas with gardens, terraces and private pools.

"Developments such as Le Roc are fast becoming the most popular choice for investors in the UK who are looking for new-build properties they can ‘lock up and leave", said Mar Law.

"France has reported on average a 15.5 per cent growth in property prices over the last three years, even higher in the south, meaning investors can be assured of healthy returns.

"Le Roc offers the opportunity for guaranteed yields through the French leaseback scheme as well as traditional rentals, so the potential returns are impressive."

World-renowned German artist Steven Szczesny has had huge input in the design of the resort, in his role as Artistic Director. With studios in New York, Mustique and St. Tropez, Szczesny has created ceramic murals inside and outside the hotel, villas and golf course clubhouses. Guest studios and an exhibition hall will be available to various artists to live, work and exhibit in.

Prices start at €280,000 for a one-bedroom apartment, €682,000 for a two-bedroom townhouse with a large garden and €1.8 million for a three-bedroom detached villa with a private garden, terrace and pool.
